Gameland Kennels is no longer in business.  Sadly, Patrick Callaghan passed away on September 29, 2009.  His wife, Shirley, tried to keep the business afloat, but suffered several small strokes in the months following Patrick's death.  In early January 2010, Shirley suffered a significant stroke from which she is currently recovering.

For over 30 years, Patrick Callaghan subleased the property where Gameland Kennels was located from Mike Raahauge/Mike Raahauge Shooting Enterprises.  (Mr. Raahauge leases the land from the Orange County Water District.)  While Shirley was in the hospital recovering from her stroke, Mr. Raahauge had this 3DayNotice.pdf taped to the door of the office at Gameland Kennels. 

While Shirley's brother was trying to remove Shirley and Patrick's personal and business property from the premises, Mr. Raahauge stopped him and only allowed removal of the business files and records in the office.  In a rent dispute, Mr. Raahauge seized all of the training equipment and remaining property of Gameland Kennels and Patrick Callaghan Enterprises, as well as several items of Shirley and Patrick's personal property that was on the premises.

We know that the Three-Day Notice of Quit is not legally enforceable.  It was not properly served, the death of Patrick Callaghan is not sufficient cause to terminate the lease, law requires we have 5 days to answer any notice, we cannot be required to remove leasehold improvements that were constructed with the permission of the Lessor, and Mike Raahauge has no claim on the personal property of Shirley Callaghan or the business property of Patrick Callaghan Enterprises or Gameland Kennels without compensation to Shirley. 

June 2010 Update: Paul Cacciatori has moved his Starlight Kennels onto the property formerly operated by Patrick and Shirley as Gameland Kennels.  He now enjoys the fruits of 35 years of Patrick's labor at that site--everything from office furniture to electronic collars to leashes to the stainless steel bowls used for feeding.  Shirley's brother called Paul and asked if we could come pickup Shirley's equipment and personal property, but Paul declined his request.
